Do I need planning permission?
In the majority of cases planning permision is not required for a typical Roomworks’
installation. There are circumstances, however, where an application would need to be made.
If permission is required, we will manage the application on your behalf if you so wish.
The interpretation of planning requirements can vary with different authorities.
Under new regulations that came into effect on 1st October 2008, garden rooms are
considered to be permitted development, not requiring planning permission, subject
to a number of limits and conditions. Importantly, garden rooms must be for a purpose
incidental to the enjoyment of the dwelling house.
In general, the only times that planning will be required is if:
- Your room is to be erected is within the grounds of a listed building, a conservation
area or on green belt land.
- Your room exceeds 30 square metres
- Your room stands taller than 4 metres once erected.
Your room will cover more than 50% or more of your grounds
Your room has a maximum overall height over 2.5m and is positioned within
two meters of your boundary?
- The room stands forward of the principal elevation of your house,
fronting the highway?
